The average life expectancy of a single garage door is around 30 years. With proper care and maintenance, those doors may last for even longer. Visual Inspections

Any basic maintenance plan should start with a visual inspection. During the inspection, our techs take a look at all visible parts of your system, including the cable, springs, doors and transmitter. The transmitter is one of the more important components because it works with your garage door opener. Dust coating the front of the eye can interfere with the signal and prevent the transmitter from picking up the opener’s signal. We can also check the tension of the springs, look for signs of fraying on the cable and ensure that the door sits properly inside its track. You may not realize how important the balance of each door is to your overall system. That is why we always check the balance of each door and adjust the track, springs and cable as necessary. When you open the door by hand, it should raise slowly until it sits parallel to the ground. The door should also remain in this position until you manually put it up or down. If the door cannot hold this position, it is out of balance. Extra weight added to the front or back of the door can disrupt its balance, including decorations you put up or storage racks that you hang on it.

Reversal and Safety Tests

One of the best features of modern garage doors is the automatic reversal feature. When the door comes down, it will automatically detect anyone or anything that will keep it from coming down. As soon as those detectors kick in, the door will automatically open and go back inside the garage. Without this feature, the door would keep trying to come down. This can cause the motor to overheat and burn out or even cause injuries to people standing beneath the door.
